If you’re planning to sell your home in Southeast Idaho this year, there’s one kind of competition you need to understand before you list. It isn’t the neighbor’s house or the other resale down the block. It’s new construction, and it’s changing the math on how your home sells.
Builders are busy, and that reshapes your competition. Builders have been active across Idaho in 2026, and here in the Idaho Falls area, new construction sales jumped more than 50% year over year in February alone. That’s a real shift. More new homes are hitting the market, most in the entry-level and move-up price ranges, which happen to be exactly where many sellers live. When a buyer is shopping your price point, your home is no longer being compared only to other resales. It’s being weighed against a brand-new build, and that changes how you need to approach the sale.
Price positioning matters more than ever. New construction in Idaho Falls has been running about 7% higher than existing homes, with a median around $386,000 compared to roughly $360,000 for existing homes. On the surface, that sounds like an advantage for you as a resale seller, and it can be. But only if you price strategically.
The moment you overprice a lived-in home, you put it in direct competition with a brand-new build at a similar price. And when the price is close, most buyers will choose the new construction every time. Pricing with discipline keeps your home on the winning side of that comparison, not the losing one.
Lean into what a new build simply can’t offer. This is where a resale wins, and it’s the part builders can’t put in a brochure. Established neighborhoods. Mature trees. Finished, grown-in landscaping. Real character. Proximity to schools, parks, and commute routes means that new developments are still years away from growing into.
Those are genuine advantages, and buyers feel them the moment they walk up. But they only work in your favor if the home is prepared and presented to show them clearly. A well-kept home in a settled neighborhood tells a story a half-built subdivision can’t, and that story is worth money at the negotiating table.
None of this means you can’t sell, and sell well. It means going to market with a plan instead of a hopeful list price. Price it against the real competition, present it to highlight what only your home has, and you put yourself in a strong position no builder can match.
